Aquaspace offers property management services to both Chinese and international landlords. Our professional service is designed to make the landlord’s life easier.

The two most popular leasing options are the long-term lease and the full management service. However, Aquaspace has a flexible approach and is prepared to tailor-make our service to suit individual requirements.

Long-term Lease

Aquaspace can arrange long-term leasing contracts with Chinese landlords with very favourable terms. The typical lease contract has these conditions:

• Term of lease: 5 years.

• Aquaspace will interior design the apartment to a high standard at no cost to landlord.

• Aquaspace will pay all related property charges (property management fees, tax and invoice fees, utility fees, club membership fees etc.) during the whole term of the lease.

• The landlord will not have to worry about having any vacant period, or having to pay any commission to estate agents for the whole term of the lease.

Full Management Service

Aquaspace can arrange an unrivalled high-class property management service for international landlords.

The typical services that we would offer include:

• Arranging international interior design at reasonable cost (which can enhance the rental value by as much as 50%).

• Aquaspace can lease the property to international companies who have senior managers working in Shanghai (we have excellent relationships with these companies).

• We will always take full and proper care of the property (for this comprehensive service, our service charge is just 10% per annum).
